An Easton Bevins Level 2+ Building Survey, also known as a Major Defects Building Survey, sits between a RICS Home Survey - Level 2 and a RICS Home Survey – Level 3.

It is suitable for properties of all ages but is particularly relevant for older buildings and ones with complex requirements. It is our most popular survey, with an estimated 70% of clients preferring this option.

Our Level 2+ Building Survey is a bespoke-to-the-property report that pinpoints and provides insight into major defects, as well as potential maintenance issues, remedies, associated timescales, and an estimated budget for repairs.

The purpose of a building survey is to investigate a property and inform you of the condition of the building, highlighting any major concerns so as to minimise risk and provide peace of mind. A Level 2+ Building Survey comments on the main structural elements of a property, but omitting comments on cosmetic items (such as age and condition of sanitary and kitchen fittings).

Assessment 

If you are happy with the quote, we will arrange with the estate agent for access to carry out the survey and let you know once a date has been confirmed.

The report

Your report will be issued within 5-7 working days following the inspection and sent by email. A printed copy is also available on request.

Our reports are entirely tailored to your requirements and the property that we inspect. Where we find issues, we provide practical advice in plain English. Furthermore, we are happy to discuss the findings with you if required.

How much does a Level 2+ Building Survey cost?

The costs of a Level 2+ Building Survey will depend on a number of factors, and we quote each property on its own merits after viewing it online.

We do not generally consider the sale price, rather the complexity of the building and the estimated time needed to thoroughly inspect the property, consider any defects and issue a report.

Although we cannot guarantee a reduction in sale price, most of our clients use the findings of our report in negotiations with the vendor. You may find that the reduction in the price of the property more than covers the cost of the survey. Even if the vendors are unwilling to adjust their price, you can make a more informed decision about your purchase.
