Level 3 Building Survey - Coventry

A RICS Home Survey - Level 3, also known as a Building Survey or Structural Survey is the upper level for pre-acquisition surveys.

It is suitable for all properties, but particularly relevant for large dwellings, historic or listed buildings with complex requirements, or rural buildings.

A Level 3 Building Survey is ideal if you have plans to extend or undertake alterations to the property.

The purpose of a building survey is to investigate a property and inform you of the condition of the building, highlighting any major concerns so as to minimise risk and provide peace of mind. This is particularly relevant if you are looking to buy a larger home or historic building in Coventry.

At Easton Bevins building surveys are not just a ‘tick in the box’ exercise, they are tailored to the property and to meet your specific requirements. The high standard of service and advice that we provide can help you reduce risk and protect your Coventry property investment.

A Level 3 Building Survey covers both major and minor defects, and potential maintenance issues, as well as remedies, associated timescales and an estimated budget for repairs. It also provides a more detailed description and analysis of the construction of the property than a Level 2 Building Survey, including decorations, internal fixtures and fittings, and detached outbuildings. Energy efficiency improvement advice is also included.

The aim of a Level 3 Survey is to:

  • help you make a reasoned and informed decision when purchasing your home, or when planning for repairs, maintenance or upgrading of the property
  • provide detailed advice on condition
  • describe the identifiable risk of potential or hidden defects and where practicable and agreed, provide an estimate of costs for identified repairs
  • make recommendations as to any further actions or advice which need to be obtained before committing to purchase.

What’s included in a Level 3 Building Survey

The in-depth report from a RICS Home Survey - Level 3 allows you to make a better-informed decision on how to proceed when purchasing an older property, large dwelling, or listed building with complex requirements in Coventry.

It is crucial that you select the right level of survey for your new home. Easton Bevins offers a full range of building surveys and can advise on which type will best meet your needs.

On a Level 3 Building Survey we inspect the inside and outside of the main building and all permanent outbuildings. We also visually inspect the parts of the electricity, gas/oil, water, heating, drainage and other services that can be seen -although these are not tested other than for normal operation in everyday use.

Where practicable and agreed, we will report on the cost of any work for identified repairs and make recommendations on how these should be carried out.

What is included in a Level 3 Survey?

  • Detailed visual inspection of the property
  • Legal considerations
  • Short term maintenance concerns
  • Structural assessment of the property

What our clients say

I recently reached out to them when buying my first home. I initially felt very much out of my depth however they offered lots of advice and support. Nothing was ever to much trouble and made me feel very at ease.

How much does a Level 3 Building Survey Cost?

The cost of a RICS Level 3 Building Survey for a property in Coventry will depend on a number of factors. We quote each property on its own merits after viewing it online.

We do not generally consider the sale price, rather the complexity of the building, and the estimated time needed to thoroughly inspect the property, consider any defects and issue a report.

Although we cannot guarantee a reduction in sale price, most of our clients use the findings of our report in negotiations with the vendor. You may find that the reduction in the price of the property more than covers the cost of the building survey. Even if the vendors are unwilling to adjust their price, you can make a more informed decision about your purchase.
